The Lexington Zoning Board of Appeals (ZBA) opened the public hearing on September 13, 2022, and immediately continued the public hearing to Thursday, October 13 via Zoom at 7:00 p.m. on the petition of Rosalina Carroll on behalf of John Carroll for a Special Permit in accordance with Zoning By-Law (Chapter 135 of the Code of Lexington) section(s) 135-6.2 [Historic Preservation Incentives], 135-4.0 Table 2 [Schedule of Dimensional Controls], and 135-9.4 [Special Permits] to relocate the historic Hammond A. Hosmer House presently at 1557 Massachusetts Avenue to 39 and 43 Blossomcrest Road Assessor’s Map 16 Lots 18 & 19A.  Proposal will subdivide the two lots to create a third lot to front on Waltham Street in the RO Zoning District.  Petitioner seeks relief from minimum required lot area, frontage, and front setback for the new lot and to reduce the lot areas for 39 & 43 Blossomcrest Rd.  Proposal includes construction of driveway to provide access from Waltham Street, renovation, an addition, and porch to be added to the Hosmer House for a residential use. APPROVED ON 10/13/22

The Lexington Planning Board will opened the public hearing on September 13, 2022, and immediately continued to Wednesday, October 19, 2022 at 6:00 pm on Zoom on the application of John and Rosalina Carroll for a Definitive Subdivision plan under Section 175-6.0 of the Planning Board’s Subdivision Regulations.  The Applicant is proposing to relocate the historic Hammond A. Hosmer House presently at 1557 Massachusetts Avenue to 39 and 43 Blossomcrest Road - Assessor’s Map 16 Lots 18 & 19A.  Proposal will subdivide the two lots to create a third lot to front on Waltham Street in the RO Zoning District.  Applicant seeks waiver from minimum frontage requirements (137.6 ft. proposed, 150 ft. required) and waiver from Planning Board’s Subdivision Regulations for road improvement and design construction standards § 175-7.0 & 8.0.  Proposal includes construction of driveway to provide access to Waltham Street, renovation, an addition, and porch to be added to the Hosmer House for a residential use.
